T.Y. Lin International (TYLI) is providing a full suite of design and structural engineering services in order to transform a vacant 14-story office building into a high-end mixed-use development in Rochester, New York.

TYLI helped guide the project since its inception, providing conceptual studies, renderings, elevations, and floor plans for project approval from the City of Rochester. Following the property transfer, TYLI provided full design services, including architectural, structural, mechanical, electrical, plumbing, civil/site, and code compliance.

The 88 Elm Street Transformation will result in a sleek, contemporary structure that overlooks Rochester’s newly created Midtown public plaza. The development proposes 35 luxury apartments, retail space, and two floors of commercial office space on the penthouse levels, which will also feature a new roof deck as a building-wide social amenity.

Project Highlights:

  • TYLI’s design replaces the brick façade and narrow windows on the building’s west and south sides with a full-height glass curtain wall to provide dramatic views.
  • A new tunnel connection provides an interior pedestrian connection between the basement and the adjacent Midtown Parking Garage.
  • Energy-efficient heating, ventilation, and air conditioning (HVAC) systems have been designed, along with new plumbing and electrical infrastructure and life-safety systems.
