T.Y. Lin International (TYLI) provided structural engineering, site design, and code compliance services for the repurposing of a 27-story office tower originally constructed in 1973 and renovated in 1987. The former office building is branded as “The Metropolitan” and provides mixed-use commercial, office, and residential space.
As part of the renovation and rebranding, a new structural steel framed vehicular access loop was constructed at street level over an existing recessed planting area at the concourse level and the service truck tunnel below. The new driveway includes a signature canopy and glass-enclosed vestibule showcasing the new entry and valet area. The TYLI structural team designed the elevated access loop, signature canopy, and new lobby-level interior bridge, and provided lateral analysis of the building for new core penetrations at the upper level.
- TYLI coordinated permitting and worked on all utility and site related engineering.
- The TYLI codes team worked with the developer, project architect, and the TYLI design team as plans developed to renovate the 14th through the 27th floors into luxury apartments.
- The conversion of the upper floors to residential space brought unique challenges to comply with current building and fire safety codes.
- Structural engineering for the new signature driveway, canopy, and vestibule eliminated the existing “moat” between the street and building while providing street presence and access to Clinton Avenue.
