Casa Yucatan Parking Study
TYLin performed a parking analysis for Casa Yucatan, a 98-unit affordable-housing development located in Chicago’s Pilsen neighborhood.
The site qualifies as a Transit-Served Location under the City of Chicago’s Connected Communities Ordinance due to its proximity to Chicago Transit Authority (CTA) train stations and high-frequency bus routes. To estimate parking demand, a combination of census data and research studies were referenced. Based on local car ownership, transit usage rates, and research on car ownership between affordable and market housing, our team estimated that the development would need to provide approximately one-half parking space for each unit. Additionally, several Travel Demand Management strategies were included as recommendations for consideration in the study, including CTA and/or electric bike stipends for residents, rent reductions for residents who participate in peer-to-peer car sharing programs, the installation of a Divvy bike station, or the provision of an on-site carshare service.
The development was approved by the Chicago Plan Commission in August, 2023.
