Dundas West Etobicoke Centre
This mixed-use development is approximately 4.35ha in size and will consist of a public right-of-way with a signalized intersection on Dundas Street, two public parks, and six blocks of multi-story residential buildings.
The buildings encompass 2,875 units and 11,000 sq.m of commercial space on the ground level. The proposed subdivision will be developed over six phases, Phases I & II are already complete, and Phases III and IV are in the design process.
TYLin assisted Pinnacle during the Draft Plan Application stage and prepared a Functional Servicing Report (FSR), Stormwater Management (SWM) report, and assisted in establishing the public right-of-way. TYLin led the team of consultants during the detailed design stage to design of the public right-of-way, external sanitary sewer servicing the subdivision, permits and approvals, clearing Draft Plan Conditions, and tendering the construction program.
TYLin is also retained by Pinnacle to assist them in the Site Plan Application process for the many blocks in this subdivision.
The site is located in an urban setting, bound by a mix of commercial and residential properties, and Canadian National Railways (CNR). The proposed works involved cleaning contaminated soils, demolition of existing plaza along with underlying utilities, significant utility relocations, coordination with CNR, and phasing the development into individual blocks and ensure surrounding businesses are not impacted by construction activities.
