I-Square
TYLin helped refine the site master plan and provided full engineering services for I-Square, a mixed-use development in the Town of Irondequoit, New York.
I-Square creates a pedestrian and bicycle-friendly “Town Square” atmosphere by blending shopping, dining, and living in one place.
The development comprises seven two- to three-story infill buildings and a new street. Retail shops and restaurants occupy the ground-floor space while upper floors provide office space and residential units. I-Square brings new, attractive architecture with modern amenities, all constructed to be environmentally responsible and energy-efficient.
TYLin’s services included utility layout, stormwater runoff calculations, street design, landscape architectural services, and traffic analysis.
Project Highlights:
- In addition to the area’s existing businesses, the development includes an art gallery, outdoor performance area, community learning center, and rooftop gardens, and significant gathering spaces for all ages.
- I-Square is home to the new Imaginarium, a two-story, 9,000-square-foot, Net-Zero-Energy Education Center for Art and Science.
- The main parking lot features electric vehicle charging stations.
- TYLin collaborated with the developer to expand the vision to include residential and senior living and additional retail structures on property to the east of I-Square.
