TYLin was retained by The Community Builders to perform a traffic and parking study for this Transit-Oriented Development (TOD).

It will provide 37 affordable housing units, two live-work studios, and ground-floor retail in one of Oak Park’s neighborhood commercial districts. Our study leveraged area trends regarding mode of travel to work, case studies on parking demand at TOD and affordable housing sites, and reference materials by the nationally-recognized Institute of Transportation Engineers to build a case for the parking variance that helped make the project financially viable. 

The approved development will provide 0.62 parking spaces per unit—the lowest residential parking ratio approved to date in the Village of Oak Park. Additionally, as a result of the traffic impact and safety analyses performed, pedestrian enhancements will be implemented along the site frontage and at the adjacent intersection for the benefit of building residents and the surrounding community.
